You have found suitable property for you and now you want to proceed with the purchasing transaction. The purchase procedure will be as follows:
Purchase agreement:
Sales contract is written in your own language and in Turkish language. In this contract are described all details of the property in Turkey, both involved parties, real estate agency, payment terms, purchase/sale conditions and any changes to the property according to buyer's will. In addition to the sales contract, you will also receive the following attachments: a copy of the land register extract, containing information about the property and the current owner, a stamped and signed copy of the official planning permit from competent authorities, ground plan of the object and an inventory including material information.
In contrast to most European countries, the entry in the register property in Turkey is not performed by a Notary Public, but by an official of the Property Registry Department Turkey. It is legal requirement for both sides (the seller and the buyer) to be present at the entry. It is possible to authorize another person by giving a Power of Attorney at Notary Public. The Title Deed transfer does not require the intervention of a Notary Public in Turkey. After the entry and delivery the property register issues a proof of ownership, which is called „TAPU".

A TAPU is an official document which shows you have ownership rights over the real estate Turkey. The owner's full name and photograph, and detailed information on the asset appear on this document.
To transact the contract, following documents are necessary:
Acquiring tax number is not difficult and the application for this is done by us. The tax number is issued at the local tax office within few minutes. In Turkey tax number is necessary not only for land registration but also for example, to buy a car or scooter, open a bank account or to appoint a proxy via a notary. The tax number is similar to ID card where all your data such as name and address are registered in Turkey.
After signing the contract, the above mentioned documents and the documents of the seller (current owner) the ownership and the cadastral data of the property, including the cadastral plan, of which the property is identified in the Land Registry office, submitted to the Land Registry office to transfer the property on your behalf. The title deeds (TAPU) can be recorded on multiple names. For example, if five people want to buy a property in Alanya, then all five people are described on the title deed.
After submitting all documents to the Land Registry office, it takes about 2-5 months to transfer the title deed (TAPU). The waiting is because every property, bought by foreigners, should be first checked by the military authorities to be sure that the property isn't in a military zone. Once confirmation is received, we make an appointment with the Land Registry office with all parties present. Then the transfer takes place within one hour. It is mandatory that during the transfer, a certified translator must be present for spoken transmission and the translation of the documents. Also, any transfer or transaction in the Land registry must be done in the presence of translator.
